Making Pancakes/Waffles Without Milk/Oil

Had a question.

1) When I make pancakes the recipe calls for 1 1/3 cups milk. I can't have milk, or even soy/rice milk (they all disagree with me).

Should I just sub in applesauce 1:1 (with a wet measuring cup)
OR
Can I do half applesauce/half water?

When doing applesauce 1:1 it tastes good but I not sure if that is too heavy or too many carbs.

2) For waffles...when I do 1:1 it should make 2-3 but instead just makes 1 1/4....I think the applesauce is too heavy.

Any suggestions or website links?

Thanks.
