I just needed to express this somewhere... so I figured this was the safest place...

If you follow the link to the picture plan- the house has a tiny kitchen. A) we've ruled it out and actually looked at it ages ago. B) its at the top of our price range- max we can spend is 270. C) it has a contract on it.
I tell her all 3. this is what I got back from her:

Looks to me like there is plenty of room to do something with the kitchen in either the dining room, ie, flip the layout, or the open corner of the living room. The space is there, it just depents on how you can access the underneath area to move lines!
When I reply- again making all 3 points:
Money to redo the kitchen depends on what you do. To move the whole thing and re-do it with top notcch appliances, cabs and solid surface tops--probably 25 to 20 K. To make adjustments leaving the lines and cabs that exist along with existing appliances probably 2-3 K. My guess is that somewhere in between would work well. The thing that impressed me about the house was a 3 car garage, a decent layout, except for the kitchen--dining room--living room mess and very good room sizes and closets. to give yourselves another large wall in the master, just close up the closet and have it open from the hallway--cost to do under $100 if DY or probably $200 for a contractor to do.

Hello??? The house is under contract- had other issues when we saw it in person that were more minor for us, isn't in the town we WANT to be in, but the one we are considering as third choice... furthest from jobs.. and is at the TOP of our price range! And we found a house and have told her that. The kitchen in it is smaller then the apartment we lived in pre- owning this house, and one of our goals is more kitchen space! our furniture won't fit in the master (but would in the basement bedroom) which I also told her in my original response- she sent me 4 emails on this house... I am not replying to the last one... its driving me nuts!
